Access Statement

General

The holiday accommodation at Belle Grove consists of five cottages converted from redundant farm buildings. Consequently the layouts have been dictated to a large extent by the existing buildings and planning requirements. However, we have tried to build in several functions to assist not only those with limited mobility, but those with impaired hearing and eyesight:

Car parking is within 20 yards of the property it serves. Some are much closer.

The properties are accessed by slip-resistant slopes, rather than steps. There are no steps in the gardens.

The properties are clearly signed and evenly covered by good sensor lighting so as to identify obstacles.

The garden are walled and secure but there is plenty of walking available for any guide dogs

Living areas are equipped with hearing loops.

Door handles are easy to operate

Although all TV/DVDs are supplied with standard remote controls, pre-programmed ‘Big Button’ remote controls are also available on request. There is a sub-title facility on the TVs.

The overall level of lighting is excellent but we are happy to provide separate reading lights on request.

The shower room in the Upper Barn has support and grab rails as well as a stool

The main light of each bedroom can be controlled from the bedside. All beds have bedside lamps with easily-accessed on/off switches and a separate reading spotlight.

The beds are comfortably firm and not less than 1’6″ high

Lever taps?

Non-feather duvets and pillows provided. All bed linen is 400 thread Egyptian cotton.

All properties have under-floor heating. There are no conventional radiators. The thermostats are all placed at 60″ above the floor. Lighting switches are placed at 47″ above the floor and sockets at 20″.

Arrival The nearest train station is Halesworth, 2 miles away. There are no buses but taxis are available by prior arrangement (there are no standing taxis) or we can arrange a pick up. Detailed road directions are available and will be supplied on confirmation of booking.

 

The Upper Barn

Arrival / entrance

The Upper Barn is approached via a shingled farm track leading to a gravelled parking area which adjoins an open entranceway which serves this property and the Granary. Drop-off can be made very close to the outer entrance. This takes you through to an inner opening doorway 36″ wide, in turn opening into the Upper Barn garden. A gently sloping path, 36″ in width, is made of new but slightly uneven paving slabs and leads to the full height double entrance doors of the Barn opening to 59″.

There are no steps between the car park and the entrance doors and a flat threshold.

Although the grass part of the garden is on a slight slope, the main ‘sitting out’ areas by the main door and at the rear are on level hard standing. NOTE: There is a back door which leads to the main Courtyard where extra wood is stored for the stoves as well as the refuse bins. This involves a flight of 3 wooden steps down to ground level. Arrangements can be made for assistance with accessing logs and the refuse bins if necessary.

Kitchen / Dining / Living

The flooring consists of level terra cotta tiling with rugs in hall and living area.

Excellent contrast between floor, cupboards and other surfaces.

The kitchen area is evenly lit with spotlights above work surfaces where required. Cupboards have automatic lights on opening.

Kitchen worktop height 35″. Oven door is drop down – height of lowest shelf is 14″ and can be accessed from both sides. Gas hob 36″ high. The sink is 36″ high.

Double door ‘American’ fridge/freezer – lowest drawer in each side near ground floor level. 50″ free space between furniture and worktops.

The Dining table is moveable side to side and has legs on each corner. It is 29″ in height, 3′ and 6′ in length.

8 chairs – all moveable. Padded seats.

Living room furniture is moveable with two x three-seat sofas and easy chairs.

The Granary

Arrival /entrance The Granary is approached via a shingled farm track leading to a gravelled parking area which adjoins the open outer entrance (40″) which serves this property and the Upper Barn. Drop-off can be made very close to the outer entrance. This takes you through to an inner doorway 36″ wide, opening onto the Granary garden. A gently sloping path 36″ in width is made of new but slightly uneven paving slabs leading to the entrance door at 36″. This has a handrail on one side, designed to assist in slippery conditions.

There are no steps and a flat threshold to the entrance door.

Note that the grass part of the garden slopes but the main ‘sitting out’ areas by the main door and at the rear are on the level, on hard standing.

The Coach House

Arrival/entrance

Approached via a shingled farm track leading to parking on an area of mixed gravel and pavoirs within ten-twelve feet of the garden gate, then leading a few feet to the entrance door which is 311/2″ wide.

The threshold is at 2″ – a moveable ramp to the door is available on request.

The main part of the grassed garden is on the level as is the ‘sitting out area’ and access to it. A pathway to access the main Courtyard (with refuse bins and logs) consists of stepped slabs.

Open plan kitchen/living room/ dining area

Flooring is level slabs with occasional rugs (moveable).

The kitchen is evenly lit with spotlights above work surfaces where required. Cupboards have automatic lights on opening.

The Stable

Here the accommodation is all on one level – no steps.

Arrival/Entrance

The Stable is approached by a shingled farm track over a bridge and into a large courtyard where there is designated parking immediately adjacent to the entrance to the Stable’s courtyard garden. The parking area is gravelled. The gate is 35″ wide. There is a hard path consisting of new but slightly uneven paving slabs at a gentle incline leading 12′ to the front double doorway, which opens out to 47″. There is no rear access.
